The base bid involves remodeling the existing Administration area and adding a second floor to the two- story volume.  Construction is done by way of wood bearing walls and I-joist floor framing.  The 1st floor remodel includes creating a lobby and receptionist area to separate the public from the Administration area. Access to the second floor is by way of an elevator with a mechanical room and stairs in the center of the remodel space.  The added second floor includes three separate sleeping quarters with a living space and two restrooms.  Egress from the second floor is achieved by the interior stair and a premanufactured exterior stair. A new roof access is created to allow access from the second floor to the low roof. The remodel also includes but is not limited to added mechanical and plumbing and electrical work at the remodel space and second floor.

The scope of work for Add Alternate #1 involves saw cutting and removing a portion of the concrete floor around the trench drain in the apparatus.  The trench drain is to be lowered and the concrete floor is to be poured back with slopes.

The scope of work for Add Alternate #2 involves completely removing the roof membrane and roof drains at the low roof. The roof drains are to be replaced in kind and roof to be cover with roof system as specified.
